SHORT TERM RENTAL AGREEMENT
1. The Parties This agreement made this 25th day of April 2025 between Tenant of Address, Hereinafter referred to as “Tenant”, and Studio 388 LLC, Hereinafter referred to as “Landlord”. 2. The Property Property Location: 388 Manhattan Ave, Apt. 4a, New York, NY 10026 3. Period and Tenants Total people in renting party consists of ___2__ Adults, __2___ Children, and not to exceed __4 ppl at any time__. Parties: Mahesh Kedia, Prisha Kedia, Sandhya Kedia and Vedant Kedia The rental period begins at 3:00 PM (local time) on the 19th day of July 2025 and ends at 11:00 AM on the 9th day of August 2025. 4. Rental Amount The rental amount for the period is Two Hundred Dollars ($200.00 USD) per/day for 21 days $4200.00 USD – 5% weekly discount = $3990.00 USD 5. Fees, Taxes, and Deposit ☐ Cleaning Fee: $__185.00__ ☐ Security Deposit: $_500.00_ ☐ Taxes: $_$399.00_____ ☐ Other – Extra persons’ fee: $150 Total Due with Signed Agreement: One Thousand, Five Hundred Dollars ($1500.00 USD). 6. Termination The Landlord has the right to inspect the premises and complete repairs, if necessary, with prior notice as stated with the applicable laws. Should the Tenant violate any of the terms of this agreement, the rental period shall be terminated immediately in accordance with applicable law. The Tenant waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenant shall vacate the premises at the expiration time and date of this agreement. Both parties have the right to terminate this agreement with 30 days’ written notice. 7. Maintenance and Repairs The Tenant shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The Tenant shall pay for maintenance and repairs should the premises be left in a lesser condition. Landlord shall maintain and present the premises in good condition and address any needed repairs in a timely manner. The Tenant agrees that the Landlord shall be owed costs of repairs or replacement if Tenant causes damage to the premises or furnishings. 8. House Rules. Tenant agrees to abide by the House Rules attached as Exhibit A at all times while at the property. 9. Trash The Tenant shall dispose of all waste material generated during the rental period in the designated garbage/recycling area. 10. Subletting The Tenant shall not have the right to have any other persons occupy or to sublet the property other than those stated in this agreement. 11. Quiet Enjoyment The Tenant shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding apartments and properties. The Tenant shall not create noise or disturbances likely to annoy others. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenant shall immediately vacate the premises. 12. Essentials* (Other Agreements) Landlord shall provide Tenants with the use of towels, bed linens, cookware, glasses, knives, forks, spoons, dishes, and other kitchen & bath essentials. It is the responsibility of the Tenant to keep clean the forgoing during the rental period. 13. Landlord’s Liability The Tenant shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury, property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenant expressly recognizes that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenant, and that Tenant should purchase their own insurance if such coverage is desired. 14. Rental Deposit: $1500.00 USD The rental deposit amount is fully refundable (minus any banking/transfer fees) up to 30 days prior to the beginning of the rental period. After said period, the Landlord shall have the right to retain the initial Rental Deposit at the Landlord's discretion should the Tenant choose to terminate this agreement. 15. Attorney’s Fees Tenant agrees to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord rightfully and legally enforcing this agreement without malice. 16. Use of Property Tenant expressly acknowledges and agrees that this Agreement is for transient occupancy of the property, and that Tenant does not intend to make the property a residence or household, nor will it be used for commercial purposes. There will be no alterations made to the property of any kind and will be returned in exactly the manner in which it was delivered. 17. Shortened Stays and Conditions There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions, natural disasters, or other circumstances beyond the Landlord’s control. 18. Firearms and Hazardous Materials Firearms shall not be allowed on the premises. Tenants agree that fireworks and other hazardous materials shall not be used in or around the property. 19. Illegal Use Tenants shall use the property for legal purposes only. Any other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this agreement with no refund of rents or deposits. No Tenant shall grow any Marijuana, Cannabis, or similar plant in any part of the premises. 20. Possessions Valuable items left behind will be held and every reasonable effort will be made to contact the Tenant for return. If items are not claimed for longer than 14 days, they shall become the property of the Landlord. The Landlord shall not be held liable for the condition of said items. 21. Internet TV Internet TV is provided, and service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content, lack of knowledge of use, or personal preferences with regard to TV service. 22. Internet High speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service. 23. Violations may result in additional fees or early termination of your stay. ________________________________________ No Shoes Indoors Please remove shoes before entering the apartment. Shoes are not permitted on furniture or beds No Smoking or Drugs Smoking, vaping, and illegal drug use are strictly prohibited inside the apartment, in the building stairwell, and the vestibule. Violation will result in a $250 fee and may be reported to law enforcement Occupancy & Guest Policy • Maximum occupancy: 3 tenants • No parties, events, filming, or photo shoots • No unauthorized overnight guests All guests must be listed on the rental agreement. Violation may result in a minimum $200 fee Pet Policy Pets are not allowed in the apartment or building, including service animals. Violation will result in a $250 fee Keys & Entry Always lock the apartment door and take your key with you — the door locks automatically. Lost keys will incur a replacement fee Food & Dining • Meals should be limited to the kitchen or living room • No food in the bedroom • Store all food properly to prevent pests Trash & Recycling • Use bins in the kitchen for trash and recycling • Rinse containers before placing them in recycling • Trash pickup is Friday morning • The garbage area is located to the right as you exit the building • Do not use plastic bags for recycling Pest Control The apartment is serviced monthly by an exterminator. If your stay overlaps, you’ll be notified. Please allow access if possible — the visit is safe and brief. Kitchen Use • Always turn off gas burners after use • Do not place food directly on oven racks • Avoid abrasive cleaners on the stove Laundry There is no laundry in the building. Nearby laundromats offer wash & fold with pickup/drop-off services. Plumbing Etiquette Only flush toilet paper down the toilet. Please dispose of all other items (tampons, wipes, tissues, condoms) in the trash. Owner’s Personal Items Personal items are stored away — please do not disturb or use them. Alcohol on display is decorative and not for consumption. Respect for Neighbors Keep noise to a minimum and respect building residents. If questioned, do not mention short-term rental arrangements — direct inquiries the host. Fire Safety • No candles, incense, or open flames • Do not tamper with fire or carbon monoxide alarms • Fire extinguishers are above the stove — notify if batteries need replacement Day-to-Day Cleaning Treat the apartment as you would your own home. Cleaning supplies are under the kitchen sink. If you'd like professional cleaning, a service can be arranged at your expense.
